Built to the highest specification in the 1960s, Sandown Lodge provides a unique living space here in the heart of Epsom. The centre of town is a short walk away, through Rosebery Park.
In the 1990s residents on the estate got together to set up Sandown Lodge Estate (Epsom) Limited and purchase the freehold. All of the 81 flats on the 5-acre estate enjoy the benefit of 999-year leases along and most share ownership of the freehold. All share in making Sandown Lodge a special place to live

In order to ensure everyone may enjoy living here, residents and shareholders have agreed a limited number of restrictions and shared obligations. These are contained in each lease document. Key provisions are set out in the Residents' Handbook, downloadable from the Resources page of this website.

The estate retains the services of a caretaker, a gardener and a cleaner. The caretaker clears bin cupboards three times a week and looks after general maintenance. The gardener attends two days each week and looks after our lawns and flower beds. The cleaner vacuums carpets, cleans the windows and once each year refreshes the paint on our exterior stairways.
An underground car park provides one space per flat and affords cool parking in summer and frost-free parking in winter. Use of the underground car park keeps our forty roadway bays free for visitors, contractors and short-term loading and unloading by residents.

Residents/visitors with authorised parking are able to charge their vehicles on the estate via 7.2KwH charge points located at designated bays.
Full fibre broadband is available to every flat on the estate and offers non-contended speeds of up to 600Mbps.
